Position Summary:
The Director of Residential Services at the YMCA is responsible for overseeing the Residence and Senior
Citizen Housing programs, ensuring their smooth operation 24/7 while upholding the YMCA's core values of
caring, honesty, respect, and responsibility. This includes managing staff, occupancy, and addressing issues
such as complaints, evictions, and rental payments, while maintaining building security and regulatory
compliance, including HUD policies. The Director develops, implements, and evaluates programs, conducts
health and safety inspections, and provides financial and statistical reporting. They also foster positive
relationships with residents, staff, and external agencies, advocate for the program in the community, and
ensure that all YMCA policies, including child abuse prevention, are followed. Additionally, the Director is
responsible for grant management, problem resolution, and contributing to the overall success of the
Downtown Branch through collaboration and leadership.
Essential Functions:
• Models the YMCA core values of caring, honesty, respect, and responsibility.
• Develops and maintains positive relationships with individuals and groups at all levels of the
organization; supporting members connect with each other and the YMCA.
• Maintains physical presence and always remains alert while on duty.
• Knows and reviews all emergency procedures and responds to emergency situations immediately in
accordance with YMCA policies and procedures; completes related reports as required
• Develop, implement, monitor, and evaluate all Residence and Senior Citizen Housing programs and
policies to ensure the smooth operation of a program that operates 24/7.
• Responsible for personal interviews with clients to evaluate suitability for the YMCA Residence
Program.
• Manage the occupancy of the Residence and Senior Housing programs, handles all problems,
complaints, evictions, rental payments, and any written communications with residents.
• Perform all administrative duties associated with the programs.
• Regularly tours the residence quarters and conducts health and safety inspections.
• Knowledge and adherence to all laws and regulatory policies and procedures including HUD.
• Responsible to ensure that at all times the residence programs and staff are operating at the highest
level of safety and that all regulatory requirements are being met, maintaining safe and secure
environment for residents and for overall building security.
• Provides financial and program statistical information on a monthly, quarterly, and annual basis.
• Ensure adequate supplies and equipment is always available to meet the department’s needs.
• Seek opportunities for grant writing to support the Residence Program.
• Responsible for tracking and monitoring data that supports current grants ensuring target goals and
objectives are being met and develop plans to fulfill goals as necessary. Ensures appropriate and
accurate grant reports are submitted as required.
• Establish positive relations with other related local, state, or federal agencies.
• Able to identify and resolve resident issues tactfully, exercising good judgment, and conflict
resolution.
• Creates and manages supplemental programs and services that will enhance individuals’ needs to
maintain stable housing.
• Serves as community advocate for the program attending community events and public speaking
engagements to educate the community on the program.
• Supports the overall operations of the Downtown Branch in collaboration with other Directors/staff.
• Other duties as assigned by the Executive Director.
• Knows, follows, and enforces all YMCA policies, rules, regulations, procedures, and staff
expectations, including those for the prevention of child abuse.
• Ambassador of all YMCA programs with a focus on department offerings and member
engagement.
• Performs equipment checks and ensures appropriate equipment is available as needed. Clean and
store equipment per branch procedures.
• Attends all mandatory meetings and trainings.
• All other duties as assigned by Executive Director.
Experience, Education and Qualifications:
• Bachelor’s degree in Social Work, Human Services or related field, or 4-years of work-related
experience or equivalent experience.
• Minimum three (3) years’ experience in staff supervision/management of residence programs,
volunteers, budget, and program development.
• Demonstrates and promotes a personal understanding of and appreciation for the mission, vision,
strategic outcomes, values, and commitment to social responsibility of the YMCA.
• Competencies in program development, administration, supervision, and fiscal management of
assigned budgets.
• Shows a commitment and concern for health and safety, acknowledges, and understand how to
manage and educate other of risk and harm reduction.
• Possess a solid knowledge and understanding of the Social Service system, social issues pertaining
to homelessness and able to refer them to the appropriate outside agency.
• Demonstrates a high level of integrity by behaving responsibly at all times and maintains a high
ethical standard.
• Ability to identify and resolve problems.
• Excellent communication (verbal and written) and interpersonal skills are critical to the success of
this position.
• Strong computer skills using Microsoft Office Programs, especially word, excel and publisher
experience with data base management software.
• Demonstrates excellent leadership qualities, planning and organization skills, time management,
attention to detail skills, with the ability to multi-task with minimal direction.
• Possess and demonstrate excellent customer service, supervising, decision-making, problem solving
team oriented, creative thinking and leadership skills.
• The ability to observe confidentiality.
Trainings & Certifications:
· Must complete online New Employee Orientation, Child Abuse Prevention, Mandated Reporter,
Bloodborne Pathogens, Hazard Communication, and Employee Safety trainings prior to start of position.
· Must hold CPR, AED, and First Aid certifications or successfully complete no later than 30-days after hire.

Physical Demands:
Ability to frequently sit, use his/her hands and fingers, stand, typing, walk, reach, climb, balance, stoop,
crouch, kneel and climb a minimum of two flights of stairs multiple times per day. Occasionally required to
lift and/or carry and move up to 35 pounds. Specific vision abilities required close, color, distance,
peripheral, depth perception and ability to adjust focus. Hear noises and distress signals in a variety of
environments and perform all needed rescues skills and respond appropriately in case of an emergency.
Work Environment:
Duties are performed in a variety of environments; at times the incumbent may be exposed to undesirable
working conditions, communicable infectious diseases, and the risk of injury from others. All residence
employees are required to follow the preventive health policies of the Y at all times. The noise level in the
work environment is moderate to above average.
